Manager, Real Estate & Strategic Planning

Global Business Services

Company Description

It started with a simple idea: what if surgery could be less invasive and recovery less painful? Nearly 30 years later, that question still fuels everything we do at Intuitive. As a global leader in robotic-assisted surgery and minimally invasive care, our technologies—like the da Vinci surgical system and Ion—have transformed how care is delivered for millions of patients worldwide.

We’re a team of engineers, clinicians, and innovators united by one purpose: to make surgery smarter, safer, and more human. Every day, our work helps care teams perform with greater precision and patients recover faster, improving outcomes around the world.

The problems we solve demand creativity, rigor, and collaboration. The work is challenging, but deeply meaningful—because every improvement we make has the potential to change a life.

If you’re ready to contribute to something bigger than yourself and help transform the future of healthcare, you’ll find your purpose here.

Job Description

Primary Function of Position

Intuitive is seeking an analytical, collaborative, and business-oriented Manager, Real Estate & Strategic Planning to join the Real Estate & Workplace Services (REWS) organization. This role supports global real estate strategy, long-range planning, portfolio scenario modeling, and investment analysis to help inform enterprise growth, space planning, and capital allocation decisions.

The Manager, Real Estate & Strategic Planning will help develop integrated, data-driven real estate strategies by connecting business demand, headcount and space requirements, portfolio options, operational constraints, and financial implications. The role works closely with REWS leadership and collaborates with Global Operations, Logistics, Operational Industrial Engineering, Construction, Workplace Services, Finance, and other REWS stakeholders.

This position contributes to the speed, quality, consistency, and transparency of real estate decision support. The Manager will support standardization and automation of space-planning models, develop scenarios and leadership-ready recommendations, engage proactively with business partners, and help prepare analysis in advance of major occupancy, expansion, and capital decisions.

Essential Job Duties

Real Estate Portfolio Strategy

·       Maintain and support the strategic view of the global real estate portfolio, including current-state needs, future demand, constraints, risks, and opportunities.

·       Support portfolio strategies that align real estate decisions with enterprise growth, operational requirements, and long-term financial objectives.

·       Identify and evaluate strategic options for expansions, consolidations, relocations, renewals, and other portfolio actions.

·       Coordinate real estate strategy development activities with execution teams and help ensure decisions, assumptions, and accountability are clearly documented.

·       Contribute to process improvements and knowledge-sharing practices that strengthen REWS planning capability.

Long-Range Planning & Scenario Modeling

·       Support LRM3 and other facilities planning activities in partnership with business and functional stakeholders.

·       Build and maintain scenario models that integrate headcount projections, regional requirements, space standards, utilization, timing, and portfolio capacity.

·       Develop multiple planning scenarios, sensitivities, and decision points to clarify trade-offs, dependencies, cost, and operational impacts.

·       Improve and help automate the current space-planning model to reduce manual intervention, improve repeatability, and enable more consistent scenario development.

Financial & Investment Analysis

·   Partner with FP&A on financial modeling and investment analysis for real estate alternatives.

·   Assess total cost, cash flow, capital requirements, timing, risk, and other financial implications of strategic real estate options.

·   Prepare fact-based recommendations that balance business requirements, operational feasibility, portfolio strategy, and financial viability.

·   Maintain transparent assumptions, source references, and model documentation.

Cross-Functional Partnership & Governance

·       Serve as a planning and strategy partner across REWS and collaborate with Global Operations, Logistics, Operational Industrial Engineering, Construction, Workplace Services, and Finance.

·       Support operating rhythms, planning inputs, decision processes, and escalation paths that strengthen accountability and reduce organizational friction.

·   Engage stakeholders early to understand business scope, identify needs in advance, and develop long-term solutions rather than reactive responses.

·   Align stakeholders around a common set of assumptions, scenarios, recommendations, and leadership messages.

Executive Communication & Decision Support

·       Translate real estate, space, operational, and financial analyses into clear leadership-ready narratives, recommendations, and decision materials.

·       Prepare presentations, dashboards, scenario summaries, and portfolio updates for REWS leadership and cross-functional stakeholders.

·       Communicate risks, trade-offs, dependencies, and recommended actions in a concise and consistent manner.

·       Support leadership discussions and respond to planning requests with coordinated, high-quality analysis.

Data, Tools & Continuous Improvement

·   Define and maintain planning methodologies, assumptions, model controls, and documentation standards.

·   Identify opportunities to automate recurring analyses and improve the speed, quality, and usability of portfolio planning outputs.

·   Perform additional duties and strategic projects as assigned.

Qualifications

Required Skills & Experience

·       7+ years of progressive experience in corporate real estate, real estate strategy, portfolio planning, financial planning and analysis, or a related function.

·   Demonstrated experience developing long-range plans, portfolio strategies, space scenarios, or investment analyses for a complex, multi-site organization.

·       Strong financial modeling and analytical skills, including the ability to evaluate alternatives, sensitivities, timing, cash flow, capital, and business trade-offs.

·       Proficiency in Microsoft Excel and PowerPoint; experience creating or improving repeatable planning and reporting solutions.

·       Demonstrated proficiency using AI-enabled tools to improve analytical productivity, automate recurring planning workflows, identify insights from complex data sets, and accelerate development of executive-ready real estate strategy materials.

·       Strong strategic thinking, structured problem-solving, and ability to convert ambiguous business needs into clear analytical frameworks.

·       Strong written and verbal communication skills, including the ability to present scenarios and recommendations clearly to leadership and cross-functional stakeholders.

·       Demonstrated ability to influence and align stakeholders across a matrixed organization without relying solely on direct authority.

·       High attention to detail, strong business judgment, and commitment to transparent, accurate, and auditable analysis.

·       Ability to manage multiple priorities and deliver high-quality work in a fast-paced environment.

Required Education and Training

Minimum Education

·   Bachelor’s degree required in Finance, Real Estate, Business Administration, Economics, Engineering, Operations, Data Analytics, or a related field.

·   Master’s degree in Business Administration, Finance, Real Estate, or a related field preferred.
