Primary Function of Position:
As Senior Construction Project Director, you will be responsible for overseeing design and construction of Intuitive’s newest Manufacturing facility and office building project. This will include full responsibility from preconstruction through project closeout, including occupancy planning and employee relocation in coordination with the Facilities, Space Planning and Move Management teams. Roles and Responsibilities:
• Project Team Leadership
- Actively participate in recruitment, retention and career development of Project Managers and other direct reports- Lead project teams to ensure the following occurs:
Necessary insurances, certifications, and licenses for construction are maintained in accordance with laws, jurisdictional requirements and company policy
Contractors are properly vetted and selected in accordance with project needs Agreements and work-orders are negotiated and executed in a timely manner Constructability analysis is performed on each project Projects are competitively bid
o Program Management
• Lead program management by establishing business objectives for the design, construction, and relocation of operations, as documented in a detailed project charter. This includes establishing the project planning process, leading the RFP process for architectural and engineering services, and other facilities-related services, and establishing schedule and budget. Manage master project controls including budget, schedule, project performance requirements and all project communications. Establish risk assessment and risk mitigation process.
o Design Management. Lead and manage the project design process. Oversee consultants, evaluate design to program, review MEP design solutions, and manage all documentation.
Outline, direct, and oversee the decision making process. Deliver reduced occupancy costs, increased efficiency, and maximize value. Manage and coordinate project consultants and all service providers through final design, including value engineering of design and specifications.
o Construction Management.
Create Project Execution Plans (“PEPs”) to communicate project requirements to contractor
Report construction status (schedule, cost and quality) comprehensively, including regular update to schedule master plans, weekly work-plans, and progress trackers Establish project constraints and assumptions. Determine critical dependencies. Establish guidelines for deliverables, change and control procedures. Coordinate construction process with contractors and trades. Lead construction meetings, provide project progress reports, assist in permit coordination and municipal approvals. Assist in resolving field issues in the most economical and expeditious manner possible. Recommend and oversee corrective and recovery measures. Provide payment application review. Manage funds expended and monitor cost control and cash flow relative to master project budget.
o Post Construction.
Handover of fully commissioned, substantially complete, and clean projects. Close out all projects and deliver financial documentation including final change orders, final lien waivers, signed affidavits, and certifications of completion (where required) in accordance with jurisdictional requirements for project delivery. Conduct “lessons learned” to capture project insights, facilitate rapid improvement of our operations and document structured feedback on contractor performance. Upon receipt of certificate of substantial completion / occupancy, monitor correction of defects or outstanding work. Manage lien waiver process and closeouts. Secure as-built drawings, records of all statutory consents, service manuals and other information relevant to projects and future maintenance.
o Relocation Management. Prepare or cause to be prepared scope, vendor selection, budgets and schedule for relocation. Manage or cause to be managed the relocation of user groups.
• Bachelor’s Degree in engineering, construction management, or architecture from an accredited institution. LEED certification AB+C• Minimum 20 years of direct, progressive professional experience in the management of the construction and renovation of commercial buildings (general administration, R&D, manufacturing)• Experience leading project teams for an owner in each project phase with oversight responsibility for design, programming, construction and closeout.• Construction management experience leading teams on large scale campus projects• An experienced manager, directing a sizeable team. Sets team goals, lays out vision and is accountable for group performance as well as cross-collaboration with company stakeholders.• Knowledge of application of local, state, federal regulations: building, mechanical, electrical, plumbing, fire protection, OSHA, LEED, Cal-Green, ADA• Knowledge and experience in AutoCAD Revit, Procore• Strong skills: MS Office: Word, Excel, PowerPoint, MS Project• Highly proficient in reading construction documents – all disciplines – architectural, mechanical, electrical, plumbing, structural, life safety, civil and site• Strong analytical skills• Highly developed interpersonal skills, with strong ability to lead internal and external resources, and demonstrated ability to communicate effectively with people at all levels, from individual contributor to executive leadership.• Highly effective communication skills – writing and speaking skills through written proposals, meeting facilitation, oral presentations.• Ability to work well in a fast paced, team environment, taking a leadership role and dealing with ambiguity effectively.
