Job Description
Primary Function:
Joining Intuitive Surgical means joining a team dedicated to using technology to benefit patients by improving surgical efficacy and decreasing surgical invasiveness, with patient safety as our highest priority. Real Estate, Facilities and Construction Management supports the people of Intuitive Surgical. We assess, develop, grow and lead maintenance of our facilities in order to provide engineering research and development, manufacturing, workspace and amenities for our talent through global processes supporting every employee as they contribute to our business. Responsible for overseeing the design and construction of Intuitive Surgical’s manufacturing facilities, offices, and tenant improvements. Full responsibility of project reporting from preconstruction through project closeout.
Roles and Responsibilities:
- Manage the work in BIM360 construction management software.
- Work in SAP, MS Office (Word, Excel, PowerPoint, MS Project), Power BI, Smartsheets, and Tableau.
- Manage construction documents – all disciplines – architectural, mechanical, electrical, plumbing, structural, life safety, civil and site.
- Provide analytical reporting using dashboards, monthly, quarterly, and annually.
- Maintain highly effective communication skills – writing and speaking skills through written proposals, meeting facilitation, and oral presentations.
- Demonstrate the ability to work well in a fast paced, team environment, taking a leadership role and dealing with ambiguity effectively.
- Maintain monthly, quarterly, and annual reporting to Executives.
- Provide dashboards for each project to show scope, schedule, and budget revisions. Includes entering invoices, change orders, budgets, contracts, and forecasts in the Job Cots Reporting (JCR) system.
Work with Indirect Procurement to track the processes for each vendor for each project.
- Bidding, Requests for Proposals (RFP’s).
- Work with Procurement to bid the project.
- Review Master Service Agreements are in place for all contractors and vendors chosen.
- Vendor prequalification - work with Procurement to qualify each vendor.
- Work with Legal for contracts for each vendor.
- Ensure standards, playbooks, and planning documents are in place.
- Manage and monitor cost control and cash flow relative to the master budget.
- Develop list of long lead material and equipment. Establish procurement plan; monitor long leads. Identify early design packages for long leads if required. Long Lead list to be approved by Intuitive.
Identify Stakeholders for each project.
- For each project, the Project Manager and team must determine which functions need to become involved in the Stage Gate approval process.
- Review the Contact list, identify and add any additional stakeholders.

Align with other internal groups.
- Work with EH&S to support the construction safety program.
- Includes Site Specific Safety Plans (SSSP) and Site Incident Prevention Plans (SIPP)
- Manage the construction spending to within 5% of the quarterly forecasts.
- Includes quarterly reporting and forecasts with S-curve and bell-curve analytics on projects exceeding $500K.
- Manage risk-assessment analysis for each project and its potential impact to operations, schedules, scopes, and finances.
- Work in SAP, MS Office (Word, Excel, PowerPoint, MS Project), Power BI, Smartsheets, and Tableau.
- Manage construction documents – all disciplines – architectural, mechanical, electrical, plumbing, structural, life safety, civil and site.
- Provide analytical reporting using dashboards, monthly, quarterly, and annually for projects exceeding six months in duration and over $500K in size.
- Manage the Requests for Proposals (RFP’s) process to ensure an even bidding field on all awards over $200K.
- Review the Mechanics Lien process and review the Conditional Lien Releases for all invoices.
Manage the design review process.
- Schedule Design Reviews early in the process including the recommended reviews of 30%, 60%, 90%, IFC to move through the Stage Gates prior to construction start.
- Validate all stakeholder names for the reviews and validate who is required for sign off. The result of the Design Review includes comments, clarifications, details, additions, or changes that get incorporated into the final design.
Manage the Construction
- Recommend contractors, vendors, and consultants.
- Integration of the construction schedule from project owner and the general contractor into the overall project schedule and manage all dependencies.
- Review architect’s construction documents against pricing documents to ensure completeness and accuracy prior to construction commencement.
- Initiate value engineering and constructability reviews.
- Establish Risk Register to track items that could impact construction. Manage risk-assessment analysis for each project and its potential impact to operations, schedules, scopes, and finances.
- Develop detailed construction schedule.
- Perform progressive cost ROM during design.
Manage the Contractor Close-out Procedures for numerous small projects.
- The contractor presents the finished project to Intuitive when the contractor has fulfilled all the requirements of the contract:
- Turnover Checklist
- Punchlist Checklist
- Inspection Schedule
Accepting the Finished Project:
- Issuing the Certificate of Warranty Commencement.
- Issuing the Notice of Completion.
- Review close-out documents with stakeholders.
- Arrange for the Contractor to return all keys and contractor badges as part of project Close-Out.
Manage the Closeout Procedure
- Closeout Documents: The Project Manager should work with Contractors and Facilities Management as required to schedule this training before occupancy begins. Documents Required at Project Close-Out:

Qualifications
Skill/Job Requirements:
- Minimum BS in Construction Management, Engineering a Project Management Certification program, completion of an association certification from IFMA or CoreNet.
- MBA in addition preferred.
- Minimum 12 years of direct, progressive professional experience in the management of finances and project management in the manufacturing area, construction, or facilities departments.
- Knowledge and application of Key Performance Indicators, Management of Change, and Best-Known Methods.
- Knowledge and application of financial forecasting models and condensed, succinct presentation skills to convey the results.
- Require experience managing large capital projects, including greenfield projects over $100M.
- Require experience managing large tenant improvement projects over $20M.
- Require experience working with Planning and Building Departments from entitlement through building permits.
- Strong software and data management skills: SAP, MS Office (Word, Excel, PowerPoint, MS Project), Power BI, Smartsheets, and Tableau.
- Strong analytical skills to drive data-driven decisions.
- Excellent business judgment, strong written and oral communication skills, and a practical, common-sense approach to getting things done.
- Highly developed interpersonal and alignment skills, with a strong ability to lead internal and external resources.
- Demonstrate ability to communicate effectively with people at all levels, from individual contributor to executive leadership.

We provide market-competitive compensation packages, inclusive of base pay, incentives, benefits, and equity. It would not be typical for someone to be hired at the top end of range for the role, as actual pay will be determined based on several factors, including experience, skills, and qualifications. The target salary ranges are listed.
Base Salary Range Region 1: $137,800 - $198,200
Base Salary Range Region 2: $117,100 - $168,500
